These Terms of Service govern your use of the Scoop platform (Scoop.ee). The platform is operated by Equity Europe OÜ, Laki tn 15, Mustamäe linnaosa, 12915 Tallinn, Harju maakond, registry code 16543895 ("Scoop", "we"). By using the platform you agree to these Terms. If you do not agree, please do not use the platform.
1. What Scoop is
Scoop is an international marketplace for industrial and commercial property listings, connecting sellers/lessors with buyers/lessees (factories, warehouses, offices, land, business and production premises, and the sale of operating businesses). The platform is used in several countries (including Estonia, Latvia, Lithuania, Finland, Sweden, Norway, Germany, and others).
Scoop is not a party to, or legal intermediary in, any property transaction — we provide a technical platform for publishing listings and for parties to communicate with each other. The terms of any deal, pricing, and the final agreement are always a matter between the listing owner (seller/lessor) and the interested party (buyer/lessee).
2. Creating an account
Full use of the platform (posting a listing, making an offer, sending messages) requires an account. You can register as a private individual or as a company; company accounts also provide the company name, address, registry code, and VAT number.
On a company account, the account creator ("owner"/"company admin") can invite additional brokers onto the platform, each with their own independent login, who share the same company details (name, address, registry code, logo). Each broker is individually responsible for their own activity on the platform.
You are responsible for the accuracy and currency of your account details and for keeping your login credentials confidential. Each individual/company may create only one account; we check for duplicates by phone number and (for companies) registry code.
3. Posting listings
You are fully responsible for the accuracy and legality of your listing's content (text, price, photos, documents). A listing must reflect a property or business that genuinely exists and that you are offering for sale/rent.
It is prohibited to publish misleading or false content, content that infringes third-party rights, unlawful content, or listings for property you have no right to sell/rent.
Posting and boosting (Boost) a listing are generally paid services per the platform's price list (see "Pricing" in the footer), with VAT added to company accounts according to the VAT rate of the account's registered country. Every user gets a certain number of free listings depending on account type and the platform's rule (private: every 2nd listing, once; company: every 5th listing, recurring).
Scoop reserves the right to reject a listing, change its status, or remove it if it violates these Terms or has been the subject of a substantiated report.
4. Payments
All payments on the platform (listing fees, Boost, broker packages) are processed via the Stripe Inc. payment service. Scoop does not store or process your card details — these remain within Stripe's secured infrastructure.
Company accounts have VAT added to the price according to the country of the account's VAT number. All prices are also publicly visible under "Pricing" in the footer.
An invoice is issued automatically (via Stripe) after payment. Refunds are issued only where a service (e.g. publishing a listing) was not delivered due to a technical fault on our part.
5. Communication and offers
The platform lets an interested party send the seller messages and offers directly from the listing. Scoop does not take part in deal negotiations and is not responsible for the parties fulfilling whatever they agree between themselves.
You agree to use the messaging and offer features only in good faith, in connection with genuine interest in the listed property.
6. Prohibited conduct
The following are prohibited when using the platform: submitting false information, misusing other users' personal data, interfering with the platform's technical operation (including automated data collection/scraping), duplicating the same listing to abuse the free-listing system, and any harassing, threatening, or unlawful behaviour toward other users.
In the event of a breach, Scoop may remove a listing, suspend an account, or delete it, without prior warning in the case of a serious breach.
7. Limitation of liability
Scoop provides the platform "as is" and does not guarantee the accuracy of listing content, availability, or uninterrupted operation. We are not liable for transactions between users, their content, or their consequences.
To the maximum extent permitted by law, our liability is limited to direct pecuniary loss caused by our wilful breach or gross negligence, and shall not exceed the fees paid by the user in the preceding 12 months.
8. Intellectual property
The platform's design, code, the "Scoop" trademark, and other content (excluding listing content uploaded by users) belong to Scoop. Copyright in uploaded photos and text remains with the user, who grants Scoop the right to display them on the platform and in its marketing.
9. Changes to these Terms
We may amend these Terms from time to time. We will notify users of material changes on the platform or by email. Continued use after changes take effect constitutes acceptance of the new Terms.
10. Governing law
These Terms are governed by the law of the Republic of Estonia. Disputes will first be addressed through negotiation; failing agreement, a dispute will be resolved by Harju County Court or, where the disputing party is a consumer, the consumer disputes committee.
